Planning Commission Public Hearing (9/1/10)

A public hearing before the Planning Commission will be held on Wednesday, September 1st at 6:00pm in Council Chambers at City Hall (102 N. 3rd Street). At this meeting staff will ask the Planning Commission to consider both the new zoning district regulations and rezoning of the study area. A copy of the current draft regulations can be viewed below.

Planning Commission Work Session (8/18/10)

A work session was held with the Planning Commission on Wednesday, August 18th at 6:00pm in Council Chambers at City Hall. At this meeting the Planning Commission discussed the draft district regulations and several members of the public provided comment.

Community Meeting (3/25/10)

The first community meeting was held on Thursday, March 25th at 6:30pm at Winter Park Elementary School to discuss the possibility of a new zoning classification for portions of Oleander Drive between Pine Grove Drive and 51st Street. Information from the 3/25 meeting  

The city's Future Land Use Plan (FLUP) identifies the portion of Oleander Drive between Pine Grove Drive and 51st Street as an area suitable for transition from single-family residential to commercial or higher-density residential uses. Along this portion of Oleander Drive, an increase in the number of vehicle lanes and the increase in traffic have eroded the single-family character. Consequently, these properties have become less desirable for single-family uses. In order to appropriately prepare for the transition of these parcels, the FLUP calls for the development of a "transition zoning district" that provides more options for the appropriate intensity of development.
 

Planning staff has initiated the development of a new zoning district that would address the unique circumstances of the Oleander Drive transition area. The planning process will involve residents and property owners in the creation of zoning regulations that are appropriate for this area. The new district would allow for an appropriate transition between residential and nonresidential areas and foster a desirable pattern of mixed uses in this area.
